Property Revival, Responsible Tenants

You've seen the news. Councils are seeking ways to acquire empty properties for housing. Vacant properties can become derelict, which then attracts fines and reduces value.

What can you do?

We help you transform vacant and/or derelict properties into valuable assets by matching you with qualified "sweat equity" tenants who renovate your derelict apartments in exchange for secure, long-term leases. This helps you avoid council penalties, prevents squatters, and covers upgrade and refurbishment costs.

How Does It Work?

  1. Matching.  You share details about  your property, and we help you find a qualified leasehold tenant. Once you choose a tenant, you will pay us a finder's fee.

  2. Lease Agreement. You offer the tenant a long lease, and in exchange, they are responsible for updating your residential building to a good standard, which must be approved by the relevant building inspection authorities. They will not pay a monthly rent during the lease agreement. You are responsible for council tax and management fees.

  3. Reburbishment. Our tenants have building experience, their own contractors, and are required to be insured. In the end, you walk away with a refurb, and they get a safe place to live. Once they move out, you can go back to market rate, sell, or move in yourself.

Ready to fix up your property?

Is this right for me?

  • You are unable to cover the cost of refurbishing your empty property or dont't have the capacity do to so
  • You want to maintain your Freehold/Share of Freehold to the property and you are willing to lose access to rents for 5 - 10 years
  • You have agreement from your mortgage provider for a sweat equity tenant or you don't have a mortgage on the property
  • You are comfortable working with someone who will manage the building and refurbishment process

Sample Use Case

  • Mr & Mrs Jang bought a flat in the late 90s in an area that wasn't very nice. The rent was consistent, but the flat fell into a state of disrepair, and they couldn't find renters anymore.
  • They had relocated to Canada to be closer to their children. A friend who was supposed to help look after the flat tried to squat, and the eviction cost money. They had a Share of Freehold, which was fully paid off, and they wanted to hang onto the property.
  • The area was improving, and their grandchild was considering moving to London for an MBA in the next 5 -7 years. A refurb meant they could allow their grandchild to move in safely or sell the property at a good price to help cover tuition.
  • We matched them with a city worker - Julia - who wanted to be in central London for work and had building development experience. Over the course of four months, the property was brought to a high standard in exchange for a five-year lease. The Jangs saved on refurbishment costs, and Julia saved on rent while having a secure tenancy.
